Thanks to those who attended or provided proxies for our AGM. Your executive committee was re-elected and wishes to express its renewed commitment to serve our Dalgety community and its appreciation for the confidence expressed.

Dalgety Square AGM Wednesday 27th April 6pm

This is an annual opportunity for all our owners to have their say.

The AGM fails is a quorum is not present.

We've avoided costly failed AGMs four years in a row and we would like to make it 5.

To ensure that the AGM is held on Wednesday 27th April - make sure:

1. You are financial

2. You attend the meeting; OR

3. Appoint a proxy if you can't make it.

Light blue proxy forms have been sent with the notice of AGM.

Starting 24th March 2011, we are starting the shower defects project.

This will involve demolishing and refurbishing over 100 bathrooms.

We are expecting to be demolishing 3 bathrooms a week in the early stages of the project.

This work will be very noisy in the initial stages.

The working hours will be between 8.00 am – 4.00 pm Monday to Saturday.

There will be no demolishing work carried out on Saturdays.

This work is part of the defects claim.

On Monday around midnight, March 14th, people were reported as being on the roof of Dalgety Square.

All residents are asked to be on alert & immediately report any such activity or suspicious behaviour to security on 0408 284 575.

Hot and Cold Water Outage: 11pm, Monday 29th November - 5am, Tuesday 30th November

Dear Residents,

The hot and cold water will be turned off Monday NIGHT 29th November 2010 from 11.00 pm to 5.30 am 30th November for the next stage of the main pump repairs.

Please contact reception if you have any questions and we thank you for your patience while these repairs take place.

Defects

The Balcony refurbishment Project is now complete. We thank everyone for their understanding, cooperation and patience during this last year.

Fire Order

1) The ceiling void sprinkler replacement project is continuing.
All units on levels 5,4,3,2 and some on level 6 will have between 6-12 holes cut in their ceiling to facilitate repairs.
The holes will be covered once they have been cut. On completion of a majority of the holes being cut, the sprinkler heads can be changed and the ceilings repaired and painted.

Disposal of unwanted furniture etc. – Tuesdays please!

Sydney City Council collects bulky items every Wednesday. Would residents disposing of bulky items please do it on Tuesdays to avoid cluttering our newly re-painted loading dock area with unsightly discarded items the other 6 days. Cleaners are trying to keep it tidy too.

Your executive committee would like to thank all those owners who rallied to make our AGM a success first time round. Yes – a quorum was achieved for the third consecutive year. All serving members of the executive committee were re-elected for the coming year.

A new by-law passed by a clear majority at the recent AGM, reads –

“An owner or occupier of a lot and a visitor of their lot must not:

1. Smoke on the common property or around the entrance;

Our full audit of fire dampers, requiring access to every unit, was completed during March 2009. Your Owners Corporation greatly appreciates the cooperation shown by all residents in making this mammoth task manageable.
